Every week we receive several Home owners insurance inquiries from mortgage brokers and real estate agents. If you are a real estate agent or a mortgage broker, the goal is the same. You are trying to make sure that your client is getting into their dream home as easy as possible. There are many details that can throw a curve ball. Insurance sometimes could be one of those details that need to be closely managed.

The unfortunate situation in Florida has increased homeowners insurance premiums by several times. Currently we are paying three times higher homeowners insurance premiums compared to the national average. It is not unusual seeing homeowners insurance quotes for single family houses for tens of thousands of Dollars.

At times the homeowners insurance premium is the largest expense on the loan, sometimes even higher than the mortgage it self.

Wind Mitigation Inspection

A wind mitigation inspection report provides the insurance company with clarity about the roof condition and the opening protections on the property. It identifies how the roof is secured and how it's connected to the building. This inspection also provides information about openings, such as the windows, doors, sky lights etc. The inspection report qualifies these openings under several levels of protections. Based on the report, discounts on the policy could be substantial.

Do you need Wind Mitigation Inspection for a Condo?

Yes a Wind Mitigation inspection is absolutely required for a condominium unit. i.e. many times it is not clear from pictures whether the roof is poured concrete or wood trusses. Concrete roof will provide a greater discount on the insurance policy. The top layer of the roof, roof covering, will also play a role on the premium calculation.

Some people may say that the unit is not on the top floor, why do we need to spend money for wind mitigation inspection? The wind mitigation inspection may still provide discounts, based on the roof connection, regardless where the unit is located.

On some buildings not every unit has hurricane impact windows or shutters installed. For that reason each unit needs to have its own wind mitigation inspection report, identifying the hurricane protection for that particular unit.

Long story short, a few dollars spent for the wind mitigation inspection may provide large discounts for your customers for years to come. Always make sure that you order a wind mitigation inspection with any property.

If your inspector or the seller's agent tells you that you don't need a wind mitigation inspection, please do something good for your customer and just don't listen to them.
